Aeramas' Abandoned Manor is an abandoned estate found east of Oxenfurt that once belonged to the mage Aeramas who was a tyromancer.
Note that it's very easy to accidentally happen upon an archgriffin's nest just north of here due to Witcher Senses picking up on the crow sounds for the related quest, Contract: The Creature from Oxenfurt Forest.
